What homes cost right now

The metro median sale price sits in the mid-$400Ks. In-town neighborhoods like Virginia-Highland and Inman Park trade above $800K. Suburbs like Decatur, Smyrna, and Brookhaven mostly run $550K–$1.2M. Further out — Alpharetta, Roswell, Marietta — expect $500K–$900K with more new construction.

Best neighborhoods by buyer type

  • First-time buyers: East Atlanta Village, Kirkwood, West End.
  • Families: Decatur, Brookhaven, Alpharetta, Smyrna for top schools.
  • Young professionals: Midtown, Old Fourth Ward, Inman Park for BeltLine access.
  • Move-up buyers: Buckhead, Morningside, Vinings.
  • Remote workers: Roswell, Milton, Peachtree Corners for space.

The commute reality

Traffic is real — a 12-mile drive at 5pm can take 45 minutes. Drive your commute at rush hour before you fall in love with a house. MARTA covers Buckhead, Midtown, Downtown, and the airport well; most suburbs are car-dependent.

How to start the right way
